What Sandy Springs is actually like

Sandy Springs incorporated as its own city in December 2005 — at the time, one of the largest cities ever to incorporate in the U.S. — after decades as an unincorporated part of Fulton County. It's now Georgia's seventh most-populous city, and a genuinely major employment center in its own right: corporate headquarters for UPS, Mercedes-Benz USA, Cox Enterprises, and Newell Brands are all based there, alongside “Pill Hill,” a concentration of hospital systems (Northside Hospital, St. Joseph's, Children's Healthcare of Atlanta) that makes up a large share of the region's hospital beds. The city's 2017 rewrite of its zoning code — its first since inheriting Fulton County's rules at incorporation — set aside roughly two-thirds of Sandy Springs' land area as protected single-family zoning, a deliberate limit on how much of the city can be redeveloped into denser housing.

City Springs, a downtown district built on a former shopping center site and opened in 2018, gave the city a proper walkable civic core — city hall, performing arts space, and residential/retail — that it hadn't had before. The Chattahoochee River forms Sandy Springs' western boundary, separating it from Cobb County.
